This neighborhood is a younger, family-oriented residential area situated on the western city limits in the northwest sector of the city. The neighborhood developed primarily during the 1971-80 period, with additional residential development occuring during the 1981-86 period. Housing is predominately single-detached (84 percent) with the remainder largely apartments. Ownership levels are high at about 83%. The largest age groups include the 30-44 year and 0-19 year age groups. The number of persons over the age of 55 is very low at approximately 4 percent of the neighborhood's population. Situated on the North central perimeter of the north end of Broad St. In terms of development, age of housing and population characteristics, it is one of the younger developed neighborhoods in north Regina. Rate of home ownership is high at 82%. The neighborhood is relatively young and family oriented. A stable and mature residential area within the inner City. Housing is dominated by modest single-detached homes from te 1946 - 70 period. CATHEDRAL

Cathedral developed as one of Regina's first residential neighborhoods along Victoria Ave. and Albert St. Traditionally a "middle class" neighborhood, it has always been more cosmopolitan in terms of housing and population types. Cathedral retains the highest concentration of pre-1946 housing in the City, with the majority being single-detached and owner-occupied. A younger, more affluent household has resulted in much restoration and renovation activity. A stable and mature residential area in south eastern Regina. It abuts the Al Ritchie neighborhood on the north and west and is bounded by the Ring Road on the east. Douglas Park and Wascana Park are attractive recreation and park areas to the south. 83% of the housing is owner-occupied single-detached housing, mainly built during the 1946-60 period. The condition of housing is good with less than 4% of the existing housing being pre-1946. About 28 percent of the population is over 60 years of age. At 18% of the population, households in the 30-39 year age group form the second largest age group in the neighborhood and may represent an in-migration of younger families. TRANSITION AREA

The Transition Area, situated immediately south of the Downtown, was Regina's original "South-end". Prestigious single-detached residential development began after 1903. In 1912, a major tornado damaged or destroyed many buildings along Lorne and Smith Streets. Housing has changed significantly from uniformly distributed single family housing to more concentrated apartment buildings and condos. These now account for over 95% of all housing. The 30-50 year age groups with household incomes exceeding $60,000 occupy many of the new infill luxury condos in the area. Women over 65 years of age form the largest single age group in the area. Almost 40% of the current population is over 65 years of age and living in the several high-rise buildings. No schools remain in the area. Average house price approx. $98,500.

GENERAL HOSPITAL

The Core neighborhood is an inner city community that consists of three distinct sub-districts; the General Hospital Area, the Arcola Triangle and the 11th Ave/Germantown Area. It began to develop east of the emerging Downtown in the late 1890's. By 1913 the residential development in the Core area had extended to cover over 33 city blocks. Working class residents, many from eastern Europe, helped create a distinctive cosmopolitan community. The northern portion of the Core was originally known as "Germantown" because of this ethnic diversity. Today many active ethnic clubs in the neighborhood serve as pavilions for the annual Mosaic Festival. Housing in this early neighborhood is predominately pre-1946. Single-detached houses and smaller apartment buildings are the most common type of housing. Rental properties outnumber home ownership. The population in the neighborhood is stable. EASTVIEW

The Eastview Neighborhood, initially a private farm, was developed during the major land development boom of 1910 by John K. McInnis, one of Regina's wealthiest men then. Historically, industries such as the General Motors Car Assembly Plant, Canadian Air and the Imperial Oil Refinery provided the major employment for local residents. Eastview has remained a small, close-knit, family-oriented community with modest, affordable housing over the years. Approximately one-quarter of the housing is pre-1946 with the remainder being infill development from the 1946-1970 period. Almost all the housing is modest, affordable single-detached. Within the Inner City, Eastview also has the highest level of home ownership. Household incomes for the neighborhood are average for the Inner City. The majority of household incomes range between $20-39,000. The largest age group is 20-29 years and is indicative of younger family households. GLEN ELM

The Glen Elm Neighborhood is a stable and mature residential area in east central Regina. The majority of housing consists of modest single-detached homes. Higher density apartments are prodominant in the southern area and represent approximately 30 percent of housing units within the total neighborhood. The level of home ownership (58.8%) is influenced by the high percentage of apartment units. Housing condition is good with over 85% of all housing being post-1961 in construction. A mature residential area in north central Regina. Originally an unincorporated settlement, it developed around 1915 to provide housing for both railway workers and industrial workers associated with the Imperial Oil Refinery on Winnipeg St. The neighborhood also includes the unique large lot subdivision of Churchill Downs, created for Veterans of the Second World War. Housing type and age in the community are varied. Older housing is generally found to the south, near the original CNR railway lines and former refinery. Northern areas, which developed later, tend to have newer housing. Although an older area of the city, less than 6% of the remaining housing is pre-1946. The majority of housing is from the 1946-70 period. The largest age groups include the 20-34 year old households with children, and seniors over 65 years of age. CORONATION PARK

A stable mature residential area in north central Regina. In the southwest corner of the neighborhood there are remnants of the original Village of North Regina which developed in the 1920's. Housing is well-maintained with 57% constructed during the 1961-70 period. Single-detached housing, at 62%, predominates. Apartments buildings comprise almost 30% of all housing and are concentrated west of Albert St. in the northeast. Neighborhood population comprises three distinct groups: a seniors population over 55 years, younger households in the 20-34 year age group and children under 5 years of age. WASHINGTON / PARKDALE

The North Central Neigborhood began to develop as a working class residential area with the establishment of the Warehouse District to the east. With over 1,000 men employed in warehouses and the CPR yards by 1908, North Central provided much of the local housing. The Albert School, constructed in 1905, also became an important focal point for attracting many families. The T. Eaton Company and the Robert Simpson Company also built large mail order warehouses during the First World War. Housing is predominately pre-1946 in age. It is modest and single-detached in nature. A significant amount of infill development also occurred between 1946 and 1960. Home ownership, at just over 58%, is average for the Inner City. North Central is the largest neighborhood in the Inner City. The largest age group is between 25-29 years. Average house price approx. $36,000.

A stable, family oriented, residential neighborhood. It is situated in east Regina, north of the TransCanada Highway. The Arcola East neighborhood is currently the largest community association by area and population in Regina. The community association has been divided into northern and southern sections along Arcola Street/Highway 33. The Arcola East Neighborhood (North Side) is a new residential area under active development on the southeastern limits of the City. It is situated north of Arcola Street and is bounded by the Trans-Canada Highway on the north and west. Residential development has extended in a general west to east direction since 1981 with newer housing being east of Pilot Butte Creek. Single-detached homes (81 percent) predominates with the remainder of housing being low-rise apartments and condominiums. In general, this area contains above average housing for the City. Population levels on the north side increased significantly from 1991 to 1996, growing by 22.6 percent. Population levels will continue to increase as residential areas extend eastward. The Albert Park Neighborhood is a residential area in southwest Regina. It is bounded by the Trans-Canada Highway on the south and the Lewvan Expressway on the west. It represents the southward extension of the Lakeview neighborhood. The 1992 annexation and subsequent development of "New Albert Park" in the extreme south finalized new growth and development in the area. The housing mix in the neighborhood is balanced. Single detached houses represent 45 percent of all housing. Apartments, condos and row houses make up the remaining 55 percent and are concentrated near the two shopping malls and in the southwestern part of the neighborhood. The age pyramid is almost cylindrical and represents a uniform age distribution. Average house price in Albert Park approx. $121,200; Parliament Place $106,900.

The Lakeview Neighborhood is a mature residential area situated in south central Regina adjacent to Wascana Creek. The original McCallum Hill & Company bought the land in 1904 and first subdivided it in 1906. Initially located outside the City, the area was annexed by the City in 1911. Lakeview's ongoing residential development period extended from the early 1900's until fully developed in the 1960s. The wide variation in tree height is an interesting measure ofthis extended development period. Most of the existing housing is from the 1945-1970 period with development extending southward after 1946. Most post-1980 housing has been selective infill housing and redevelopment of former school sites. Single detached housing constitutes almost 90 percent of all housing. Home ownership is also high at 85%. The two largest age groups are the 30-39 year and 65+ year age groups. The 0-4 year age group is also significant in this mature area. These age groupings are indicative of an in-migration of younger households with children. Average house price in Lakeview/Crescents approx. $120,700; River Heights $90,500.

WHITMORE PARK

The Whitmore Park Neighborhood is a mature residential neighborhood in south Regina. It is bounded by the Trans-Canada Highway on the south and east. In general, it incorporates much of the southward residential expansion of the Hillsdale neighborhood. Housing type is predominately single detached (87%) and from the 1961-70 period. Apartments make up the remaining housing. Whitmore Park has a unique age-sex pyramic for a suburban residential area. The pyramic is actually cylindrical and represents a very uniform and well mixed population. No age group predominates. The typical family structure, however, remains husband-wife at almost 90 percent of households. Average house price approx. $101,500.

PIONEER VILLAGE

The Pioneer Village area is situated on the west central limits of the City and immediately east of the RCMP Training Academy on Wascana Creek. Single-detached homes constitute 43% of all housing in the area. The remainder includes apartments, row houses and semi-detached units. About 21% of the housing was constructed before 1946 and reflects the historic nature of the area. The 1946-70 period represents the majority of housing with some final development occurring between 1986-96. The largest age group is over 75 years of age and is directly related to the Pioneer Village complex for senior citizens. This complex, which dates back to the mid-1950's provides accommodation for about 400 seniors. The remaining age groups in the neighborhood are evenly distributed. REGENT PARK

A mature, family-oriented residential area situated in the central northwest sector of the City. It is a westward extention of development from Coronation Park. This neighborhood developed rapidly during the 1961-70 period. Housing is predominately single-detached (89%) with the remainder being semi-detached. Apartment buildings are concentrated around the Regent Park Shopping Centre. Ownership levels are also high at 86%. The two largest age groups include the 55+ and 25-39 age groups. The 0-19 year age group makes up about 28% of the neighborhood's population, those in the 0-4 year age range being the largest subgroup. This type of age grouping suggests an in-migration of younger households into the neighborhood. Average house price approx. $78,000.
